Choose & Purchase Home Site
When selecting a property lot, there are many accommodations buyers need to take into consideration. Not only for themselves but their family needs. For Example:
• Amount of Acreage
• Location: School District, Healthcare, Shopping, etc.
• Gated or Non-Gated Community
• Orientation of property
• Views: Mountain, City, Park, etc.
Once buyers have purchased their preferred lot. JCH will move forward in ordering the lot survey and soil samples.

Step 2
Programming, Schematic Design, & Design Development
Let the fun began! In this phase, buyers will start the design process for their home. Things to consider:
* Budget
* Style, for example: Traditional, Mountain Modern, Colonial, French, Contemporary, Mediterranean, etc. Stucco, Windows, Doors, etc.
* Size of Home, Number of Bedrooms, Baths, etc.
* Necessities for the home. For example, a Wine Cellar, Gourmet Kitchen, Laundry Room, In House Sauna, Pool, Three-Car Garage, or a Heated Driveway.
* Material/finishes used on the exterior and interior parts of the home. For example: Brick.
* Budget

Step 3
Sign On The Dotted Line
Once buyers have finalized their design, JCH will present the total cost to build their home. During this phase, buyers can revisit their floorplan and make any necessary changes to adjust certain expenses. Once the buyers have agreed on costs’, they will be asked to sign a Purchase Agreement JCH.
A Purchase Agreement is a legally binding contract between the buyer and the builder JCH, outlining the purchase price and other conditions to transfer of title.

Step 6
Occupancy
The builder will complete a final walkthrough with the buyers to ensure everything is move-in ready. Additionally, help educate the buyers about unique features or systems, including the buyers’ home warranty.
Congratulations! Once the buyers received the Certificate of Occupancy from the builder. Buyers can begin to move in and enjoy.
